Individual housing loans is the development of the real estate industry, bank products, the United States sub loan crisis is the standard of real estate bubble triggered a financial risk of one of the individual housing loans and real estate development has a great correlation. China's economy is in the three overlay of the adjustment process, the real estate industry has also emerged inflection point, the external environment of the dramatic changes in the environment will inevitably lead to personal housing loans, the risk of environmental changes, resulting in non-performing loans increased, non-performing loan ratio rose.X Bank is one of China's four largest state-owned commercial banks, is China's largest personal housing loan bank. C Subbranch is the largest local individual housing loans, personal housing loan business start-up time of the earliest banking institutions. The branch handled the first individual housing loans in Shaanxi province. For many years, the real estate finance business scale with the real estate development of the real estate industry has been expanding, has been the largest individual housing loans in Shaanxi province C,This study is based on the X Bank C Subbranch behavior analysis, from the bank's personal housing loan management status, analysis of the performance and causes of the individual housing loan management, to take different risk types to take different strategies to effectively reduce the risk of occurrence. A personal housing loans from the process is divided into three stages, the loan before the investigation stage, the loan approval stage and the post loan management stage, from the three stages of risk management for the three stages of the C sub branch of housing loans management strategy design.In the strategy design, individual housing loans because of many links, the process is long, if not a whole system management system must not be good for the risk management of individual housing loans, so the implementation of a complete set of supporting measures in the internal management to protect the risk management strategy.
