At present,China's real estate market is developing very well,and the individual housing credit business of major commercial banks in China has also developed very well.This kind of development speed is higher and faster than in previous years.Because of the unsatisfactory domestic economic environment,the risk coefficient of personal housing credit business of commercial banks in China has doubled,and many bad loans are emerging,which has brought great obstacles to the development of commercial banks.In order to effectively solve these risk banks,restrain the risk of personal housing credit,and make commercial banks,China's real estate market and national macro-economy develop smoothly and healthily,it is necessary to fully control and understand the risk of personal housing credit,and learn to identify the risk of personal housing credit and find its existence.In the cause and to solve.Based on the previous research on the risk of personal housing credit,this paper takes the big data of personal housing credit of Nanjing Branch of X Bank as an example,and uses qualitative and quantitative methods to analyze it.In order to fully understand the incentives and solutions of the risk management of personal housing credit,this paper starts with housing real estate guarantee,personal credit evaluation and housing offset.Several dimensions of mortgage credit are discussed.At the same time,the Nanjing Branch of X Bank is deeply investigated,and the working goal of improving the personal housing credit risk management of Nanjing Branch of X Bank is obtained.Great attention is paid to the perfection of its personal customer credit evaluation system.On this basis,relevant solutions are also given to promote it.Innovation of personal housing credit risk in Nanjing Branch of X Bank.Firstly,the research status of risk management and evaluation methods of personal housing credit in domestic and foreign commercial banks is summarized,and then the research object,content and research methods are clarified.Secondly,the related theories of personal housing credit risk management are elaborated.The concept,characteristics and classification of the personal housing credit business is introduced.Also,the classification of personal housing credit business risks,and the specific methods of commercial banks on personal housing credit business risk management are introduced separately.On the basis of theoretical analysis,this paper analyses the current situation and problems of the risk management of personal housing credit business in Nanjing Branch of X Bank.This part first introduces the basic situation of the development of personal housing credit business in Nanjing Branch of X Bank,including the development process,operation and specific approval process.Secondly,on the basis of identifying the risk sources of the personal housing credit business of Nanjing Branch of X Bank,the shortcomings of various management measures are pointed out by analyzing the measures taken by Nanjing Branch of X Bank in personal housing credit risk management,including personal credit evaluation,housing property guarantee and housing mortgage insurance.The next chapter further points out that for the Nanjing Branch of X Bank itself,the key work to be done is to further reform and improve the credit evaluation system of individual customers.This paper uses descriptive statistics and logistic regression model to analyze large amount of real data collected from bank as sample.The sample data include three dimensions: borrower characteristics,loan characteristics and real estate characteristics.Finally,the conclusion is that the borrower's highest educational background,marital status,family income,loan term,down payment amount and housing area have a significant impact on the personal housing credit default of Nanjing Branch of X Bank.The result of logistic regression fitting is good.Based on this,this paper puts forward the corresponding countermeasures to improve the level of personal housing credit risk management of Nanjing Branch of X Bank.
