Since the 1990 s,Chinese urban housing system has experienced a comprehensive change from the real housing distribution system to the monetization of housing distribution.With the development of Chinese housing system marketization and urbanization,the housing price remains high.In order to achieve the goal of "home ownership" and guarantee the housing demand of all citizens,the personal housing loan of housing accumulation fund is characterized by "mutual assistance,universality,low interest rate and long term".The loan interest rate is lower than the commercial loan,which can greatly reduce the repayment pressure of the house buyers It has become an important source of funds for the deposit of workers,especially low-income workers,to solve the housing problem,and has gradually become an important part of Chinese social security system.However,due to the imperfect risk management system of individual housing loan of housing accumulation fund and the rapid development and expansion of loan business,the loan scale is growing,and the potential risk is also increasing.Under the new normal of economy,how to control and prevent the risk of housing fund personal housing loan is a big challenge for Z City housing fund management center.This paper takes Z City housing accumulation fund management center as the research object,from the perspective of risk management,using the methods of literature research,field research,qualitative analysis and quantitative analysis,on the basis of systematically elaborating the relevant theories of housing accumulation fund personal housing loan risk management,from the perspective of institutional management,loan business development process,existing main risks and loan risk management,explores four aspects This paper introduces the risk management of housing provident fund personal housing loan in Z City,analyzes the main problems existing in the risk management,and puts forward corresponding prevention suggestions from the five major risks of capital,policy,credit,operation and mortgage risks,in order to provide enlightenment for the orderly management of housing provident fund personal housing loan in Z city.
