The Construction Party Manages The Design And Construction

With the continuous development of social economy and the specific demand for the use of building growth,the modern construction projects show that the construction scale expands unceasingly,the technical difficulty is getting higher and higher and the detail is more and more complex.At present,most of the domestic construction projects adopt the traditional model,which is conducive to the professional division of labor of design and construction,but also led to the separation of design and construction.In view of the above problems,the owners in the project construction process actively take measures to solve.For example,the establishment of constructability research team,the use of integrated design and construction mode,the establishment of design supervision,etc..Practice has proved that,in the traditional contract model,the above methods can effectively solve the problems caused by the separation of design and construction.This paper describes the relevant theories and relationship of design and construction management under the traditional contract model,analyzes the present situation of the design and construction in the project construction process,points out the key word of the owner to improve the design and construction management.On this basis,in the author who take part in the project Derun Rong Jun Fu case,from the Derun,the owner's point of view,the paper makes a detailed analysis of the problems in the design stage,the bidding stage,the construction stage,and proposes solutions,finally gets the following conclusions:(1)In the traditional contract model,the design and construction are separated,resulting in a series of problems,Project owner is the main solution to this problem.(2)The constructability research and design supervision are effective ways to solve the problems caused by the separation of design and construction.(3)The concept of "zero" design change is well used and applied in the project.
