A Study Of The Impact Of Constructability Of Construction Project On Project Cost Performance

Constructability of the project means the integration of construction knowledge inthe project delivery process of conceptual design, design, procurement andconstruction, and balancing the various project and environmental constraints toachieve project goals and building performance at an optimal level. With high level ofconstructability of the project, the objective performance of the project and thesatisfaction of each party involved in the project can be improved effectively.A conceptual model was established through literature review, where theconstructability practices of contractor and owner were chosen as the factorsinfluencing constructability of the project, and the relationship quality between thetwo parties as factor influencing constructability practices. Based on the conceptualmodel,3hypotheses were brought forward to explore the relationship amongcontractor’s constructability practices, owner’s constructability practices and projectcost performance, and how the constructability practices were influenced by therelationship quality between contractor and owner in project. A questionnaire wasdesigned and carried out in the background of engineering field and135validquestionnaires were gained, most of whom were from contractors in engineeringcorporations and the owners of large project in China. Findings throughmulti-statistics analysis showed that:1) constructability of the project has a positiveimpact on project cost performance;2) the constructability practices of owners in theprocess of conceptual design and design have a positive impact on the constructabilitypractices of contractors, and the relationship quality between the two parties domoderate the influence process the constructability practices of owner’s influence onthat of the contractor’s, which means once the constructability practices of owner aresettled, the better the project relationship quality is, the better the constructabilitypractices of contractor will be;3) both of the constructability practices of owner andcontractor have significant impact on project cost performance, and theconstructability practices of contractor play a more important role.
