Development Situation And Countermeasures Of Estate In Jingxian

Since the Reform and opening-up policy in the last century, Chinese real estate industry has achieved an unprecedented development with the reform of economic system. However, in recent two years, under the pressure of the international and domestic economic downturn, Chinese real estate industry comes to a halt and is in urgent need of transformation and upgrading. As for this situation, a study for Chinese real estate industry in terms of how to break through the bottleneck, how to realize transformation and upgrading as well as how to practice sustainable development is essential and meaningful. As a real estate staff, the author conducts real estate development projects in the county-level city-Jingxian County. Personally speaking, an important solution for Chinese real estate industry to break through the bottleneck and achieve development is inevitably the county real estate. Thus, it contains practical and theoretical significance to carry out an analysis of the county real estate developing problems.This paper studies the real estate of Jingxian County, analyzes the reasons affecting its development and then puts forward proposals and countermeasures to promote its development. It conducts the study from seven parts.The first part describes the research purpose, significance, and research status and research methods at home and abroad.The second part describes the position and role of the the real estate industry in the county economic development and for research and analysis to provide theoretical support.The third part elaborates the present situation of the real estate industry in Jingxian County, and which provides the realistic basis for the later analysis.In the fourth part,We analysis problems of Jingxian County real estate development, and we also summarize the advantages, disadvantages, opportunities and the threats of the real estate Industry development in the Jing County with the SWTO. The fifth part analyzes the factors affecting the real estate development of counties like Jingxian County from the aspects of national macroeconomic policies Jingxian County's economic development, Jingxian County's urbanization, as well as Jingxian County's own characteristics, to provide reference for the solution of the real estate dev elopment problems in counties like Jingxian County from the perspective of political and economic environment.In the sixth part,According to the current situation of the real estate in the Jingxian County, we put froward some proposals from the perspective of government and the enterprises. The government shoud coordinate the development of all regions and promote the rationalization of population distribution. The Jingxian County should launch a range of polices according to the local real estate situation including strengthening the legal system, improving the supervision mechanism, standardizing market environment, improving the confidence of the investment; Under the principle of people-orientedness, regional development should be planed scientifically and balanced and the enterprises should be guided into reasonable development; The other points include:developing the economy, strengthening the county building, eliminating inventory by taking a lot of measures, making use of tourism resources, attracting investment. Thus, a unique real estate industry will be created in Jingxian County. The enterprises should implement the following policies:develop the products in a certain direction after the study of local demand, standardize management, enhance the quality, establish a brand; use new methods to promote sale with combination, improve staff quality, create corporate culture, employ performance evaluation, attract talented people to stay long.In the last part, the prospect of real estate industry in Jingxian County will be given after a conclusion of the whole discussion.The advice and measures put forward in the paper provide references for Jingxian County government to formulate local real estate measures so as to make it better to make a contribution to the local economic development.
