In recent years,China has successively issued relevant policies to regulate the real estate market,such as "no speculation on real estate","the same right to rent and purchase","strengthening the cultivation of the housing rental market","limited purchase","limited sale","limited price","increasing the supply of affordable housing land",which has promoted the real estate industry to enter the "Silver Age" of fine management,which has brought the real estate enterprises in China Human resource management puts forward new requirements.With the more and more open concept of employment in the real estate industry in China,there are more and more forms of employment and employment patterns,which further promotes the flow of personnel between real estate enterprises,accelerates the key brain drain of real estate enterprises,and how to solve the problem of high staff drain rate of real estate enterprises becomes the key.In this paper,Shenzhen Taijian Construction Engineering Co.,Ltd.also has the phenomenon of employee turnover and high employee turnover rate.Shenzhen Taijian Construction Engineering Co.,Ltd.is a regional company of top 30 enterprises in the real estate industry.Its headquarter is in Shenzhen.As of December 31,2019,there are 1156 employees in the company.In 2019,there are438 employees leaving.The annual turnover rate of employees exceeded 27%,far exceeding the average turnover rate of 18% in the real estate industry.The company’s management and senior executives pointed out this phenomenon at the end of 2019 summary meeting,and asked the human resources department to deeply analyze the reasons for the high turnover rate of employees and put forward corresponding solutions.The author takes this opportunity to study the employee turnover of Shenzhen Taijian Construction Engineering Co.,Ltd and analyze the reasons behind it.This paper first introduces the research background and significance,the relevant theoretical basis,the current situation of Shenzhen Taijian Construction Engineering Co.,Ltd’s enterprise and the current situation of human resources;then it analyzes the reasons based on the actual situation,through the questionnaire survey on the reasons for the resignation of the employees who have already resigned,the questionnaire survey on the satisfaction of the employees who have been on the job,and the face-to-face interview with the employees who have been on the job,in order to study the high turnover of employees in Shenzhen Taijian Construction Engineering Co.,Ltd Based on the analysis of the reasons behind,this paper finds that the salary system is not scientific enough,the performance appraisal system is not perfect enough,there is a lack of complete career planning and design of employees,and trainingsystem is not perfect.Then,combined with the actual situation,it puts forward targeted countermeasures and implementation of safeguard measures,hoping to effectively control the employee turnover rate of Shenzhen Taijian Construction Engineering Co.,Ltd,summarizes the conclusions of this paper,and makes a follow-up study Research and prospect.
