In order to solve the domestic property company due to low efficiency of dealing with problems in the management of many owners complaints or visit,as well as the supervision and audit as a result of the related property management in place and many problems such as the property owner's personal injury,under the premise of in combination with the domestic actual situation,draw lessons from foreign advanced technology and property management idea,to effective design,property management system in order to better improve and solve existing problems to be solved in property management.Property management system to better manage the property of a building owner,more timely understand the owner in the basic life problems and put forward solutions,at the same time also can solve the fault of the property company workers,subject to the supervision of the public facilities hidden trouble,etc,to avoid complaints or casualty loss problem.On property management system design and implementation of the process,with the design of the B/S structure of the system design,including the system of the core functions are concentrated on the server side,the client by the user sends a request,access to and operation functions.To design the code in the system,will use the high security of the Java language,and selection of the J2EE platform framework to design the system architecture.In the architecture of the system level design,will use the Hibernate,Spring framework and MVC pattern technology to design the system architecture.Additional,choose Oracle 10 g database data structure to carry on the design of system.Function modules of the system implementation are system management,resource management,management and daily business management and reporting center receiving five aspects.Which contains system management agency management,department management,role management,user management,parameter setting,single set.Resource management including property management,parking management,site management,advertising management and cooperation unit management.Management including receiving charge management and payment management.Daily business management mainly includes customer management,material management and equipment management.Report center mainly include resource report management,customer service report management,financial statements,material report report management and equipment management.The design and implementation of property management system,and improve the property management in the process of superior leadership of property management,make managers more timely understand the property staff deal with owner repair service,complaint or appeal,and the working efficiency of the various resources and avoid the unnecessary loss,save the expenditure of the human resources,also make domestic property management level to a new level.
