| At present, Shanxi Province is in a critical period of industrial development. Due to the accelerated industrialization, the information of industrial land gradually enriched. Therefore, to strengthen the management of industrial information is of practical significance. Analysis on the industrial land prices can comprehensively reflect the industrial site, land quality, land economic profitability and land supply and demands, which helpsto fix a reasonable price, regulate the land price market and make land price policy.Based on the data of Shanxi Province industrial land cost survey, the paper studied standard industrial land price, unified annual output value and block price standard, the average land costand the examples of the cost of industrial land use, batch of construction, secondary market, land use transformation and a series of industrial land cost. The industrial land cost database management system built by ArcGIS Engine technology helps further analyze industrial land price. The exploratory spatial data analysis method (ESDA) was adopted to study spatial distribution and variation pattern of industrial land price and BP neural network was used to estimate land price. The results show that:(1) Shanxi Province industrial land prices show a significant spatial agglomeration, as a trend that from east to west is going to decrease and in southern and central part has an increasing tendency and a decreasing one in northern part. The higher prices were distributed in the six basins and near the areas of fairly developed economy and convenient transportation of Jingkun highway, Erguang highway, Tongpu railway and G108 national road. While the lower ones were more gathered in Lvliang Hill, Taihang Hill, Taiyue Mountain, and Zhongtiao Hill,in which the economic level were less developed because of inconvenient transportation conditions. (2)By BP neural network, the industrial land price estimation error between the result and the actual value is 24.6% which is better thanstandard land price 30.1% and 31.2% of the lowest price standards, and the prediction results are better than the existing land price standards. Based on the industrial cost information database and analysis of industrial land price, the study can offer help for industrial land information and management and play a guiding role in making land price policy. |
