For the real estate development project,the main purpose of carrying out the cost control work is to optimize and utilize all kinds of scientific and reasonable resources during the planned construction period,and continuously improve the work in the project management,and make efforts to reduce the cost of the whole construction process by means of technology,economy and organization,so as to make the project a project.All the costs are in the budget,the consumption of raw and auxiliary materials can be reduced as much as possible,and the cost of the use and maintenance of machinery and equipment is saved.The labor cost of the builders is controlled reasonably,and the cost accounting of the whole project is carried out orderly.At the same time,the cost of the real estate development project also determines whether the performance of the investor and the constructor in the cost management work,which has always been one of the management problems.This cannot be ignored in the real estate development project.Each one real estate development enterprise tries to save costs and achieve indirect benefits.Because of this,cost control plays an important role in real estate projects.This is also a hot topic that many scholars have generally studied.At present,Shouguang Derun Green City Dan Gui Garden Project is in the stage of construction.This paper took this project as the research object,analyzed the use of cost control theories and methods of in-depth,cost deviation,cost control and cost control measures and other issues.The main research contents are as follows: in the first chapter of this article,it mainly introduced the research the background,elaborated the purpose and significance of this research,summarized and analyzed the current project cost control at home and abroad in the research achievements,and put forward the technical route and possible innovation.In the second chapter,it mainly introduced the theoretical basis of this study,a brief analysis of the definition and principle of project cost control.It analyzed the main content of cost control from the three aspects of the labor cost,material cost,mechanical equipment cost,and analyzed cost deviation in earned value the introduction of law of this project.In the third chapter mainly introduces the background,it studied the basic situation,the basic development process and the cost control organization structure of this project.On this basis,it calculated the construction cost from three aspects of labor cost,material cost and machinery and equipment cost.In the fourth chapters,it mainly analyzed the earned value method in this project cost deviation,one to six Saturday time node to statistics and calculate the cost plan value,the actual cost and earned value.And then,on the basis of the calculation cost and reliability index of the two aspects of the deviation,it analyzed the predicted completion of total cost and total duration of inference.In the fifth chapter,it mainly discussed the cost control problems and reflected the earned value,cost deviation and progress deviation of each time node.The cost control problem was summarized.It put forward the implementation the target of the cost control,and strengthens the importance of organizational control site cost management.It earnestly impales the completion of five aspects of countermeasures and suggestions to strengthen the coordination control of construction schedule.
