At present some of China’s small and medium-sized real estate enterprises due to its management level,the quality of personnel and other factors lead to small and medium-sized real estate enterprises in the real estate project development and construction in the process of project cost control system deficiencies,project cost control method is not scientific and other serious problems.Project cost control level is seriously hampered the development of small and medium-sized real estate enterprises and the smooth implementation of real estate projects.Therefore,this paper to CL real estate projects as the object,for CL real estate project cost control to be in-depth inquiry proposed feasible improvement method,aims to make real estate enterprises can effectively control the project development cost,and continued to gain high yield reasonable,so as to enhance the overall competitiveness of enterprises.In this paper,based on literature analysis method and case study method,will be a combination of theoretical analysis and empirical research,the CL real estate project cost control and the status of the project cost control deviation analysis based inquiry CL real estate project cost control system construction,the proposed project cost control system of safeguard measures to promote the smooth implementation of the CL real estate projects.First of all,the paper analyzes the relevant theories of the real estate project cost control,introduces the methods,principles and characteristics of the real estate project cost control,and introduces the method of project cost control.Secondly,based on the analysis of construction conditions,basic conditions and regional conditions,analysis of project cost control,the paper constructs project cost control system and calculate the influence degree of each index cost;Thirdly,in the implementation of the process of CL real estate project cost control,the paper carries on cost control of project stage,design stage,construction stage and the marketing stage.Especially in the construction stage,the paper analyzes the deviation in the project cost control applying earned value method.Finally,according to the existing problems in CL real estate project cost control,the paper puts forward relevant measures to ensure cost control of the project and promote the smooth and healthy operation of the project. |
