Exploration And Practice Of Construction Project Management Model

Nowadays,the tortuous development of domestic market economy,deepening reform and opening up,accelerating progress of foreign economic,have been subverting the operating environment of domestic construction enterprises,real estate enterprises certainly cannot escape the fate.The existence of various external pressure prompts real estate enterprises to continuously update their business philosophies,explore new development model and management method,ultimately enhance the enterprise's core competitiveness and innovation capacity through scientific adjustment and layout,optimally allocating and maximizing the effectiveness of enterprise material,human capital,technology and other resources.Practice has proved that the advanced and scientific engineering project management method plays an important role in the construction / real estate enterprises.Under the background,this paper applied Country Garden real estate development company as the research subject,discussed the highlights and problems of its unique project management mode,based on the research of engineering management mode.Country Garden is a diversified enterprise with real estate and relative industries as the main business whose business scope covers the development and management of the hotel,construction,education,property management,decoration and other fields.The project management mode,which is created by Country Garden,plays a decisive role in reducing the development cost.The survival of the Group is can not be expected by other real estate enterprises.Based on the research of the real estate development project management mode,this paper found that the multi project management mode has many potential problems such as the conflict of the organizational structure,the resource contention crisis and the multi project risk.In this regard,the author proposed measures such as the establishment of organizational support agencies-PMO,multi project resource allocation optimization and strengthening multi project risk control measures.This dissertation is divided into six parts.The first part described research background and relevant information.The second part reviewed the core concepts of project management,project management,project management mode,and commented the domestic and foreign research status of the project management mode.The fourth part introduced the characteristics of company information and real estate development.The fifth part analyzed the project management mode and existing problems,then put forward the corresponding countermeasures.The sixth part summarized the full text,and pointed out the limitations of the study.
