Because of real estate construction project’s characteristics of large quantity, long construction period, complex factors, the required resources, the construction strict technology requirements is a complex systems engineering. Project schedule management is difficult too. With the application of the project management theories in the real estate project in recent years, some means, schedule management of new method and technology is gradually used in the construction process management of real estate projects. However, different real estate projects with different characteristics and management objectives, in carrying out the project schedule management work, need to combine the specific situation of the project and the schedule goal to select appropriate methods, and considering the cost of many factors impact the project progress and project quality, requirements, therefore, it is necessary to study in the engineering under the condition of considering quality, schedule management, cost of project schedule.This paper took Yantai Hill family two phase of construction project as the research object, and explored effective measures and methods of project schedule management, the main research contents are as follows:firstly, summarized and analyzed the research status at home and abroad about the progress of the project management, this paper elaborated on the concept, the main content of project schedule management, project schedule plan and schedule optimization method based on the project cost management; secondly, introduced the characteristics and the basic situation of the two phase of the project the project background, the Yantai language family, analyzed the basic procedure of project construction; thirdly, it decomposed the hill family the two phase of the project structure, determine the project responsibility assignment matrix, estimate project duration time parameters, draw project network diagram, based on analyzing the influence factors of the project schedule control, compiled the project schedule; and then, put forward the project construction, project supervision shall take control measures, advocate the establishment of a perfect schedule control system, do a good job in project progress tracking, using fuzzy comprehensive evaluation method to evaluate the hill family two phase of the project control effect, evaluation results for the schedule control effect; at last, it put forward specific measures of project schedule control, linear programming model of time cost tradeoff based on CPM method, optimized the schedule of the project foundation program.The innovation of this paper lied in:firstly, it worked out in line with the actual situation of the project WBS and decomposition scheduling program structure program, and draw project network diagram corresponding; secondly, based on analyzing the influence factors of the project schedule control, it constructed the evaluation index system of project progress control, used fuzzy comprehensive evaluation method to evaluate, the results show that the project schedule control effect in general, so it is need to be further strengthened; again, it analyzed time cost tradeoff model of linear programming based on CPM method was established for the project, foundation engineering is optimized, finally make the project foundation engineering to shorten the period of 8 days, and save the cost of the project. Hope this research can provide theoretical guidance and reference methods for the Yantai language family two phase of construction project management schedule management.
