The research purpose of this paper is that provide a practical and effective method to process,and provide more sophisticated data reference,touch at the early stages of the residential area planning and design stage.The study makes touch to the process of residential area planning more directional and efficiency,and provided a basis for residential area planning and design.Research methods mainly include method of combining the theory with practice and combining qualitative and quantitative methods,comprehensive survey analysis.Through to the related literature reading and practice case analysis,this article summarizes the residential area planning to touch the contents and principles,the touch to the refinement of residential area planning design methods are summarized,and fine touch design method is applied to practice.Touch to the refinement of residential area planning design method mainly includes the external solutions of fine adjustment research and under the action of multiple factors.Refinement of external solutions research from the product type and the volume ratio and volume ratio limit formula,how to increase the rate of volume three aspects.Through the use of city road,decorate in the south of high-level method can effectively increase the rate of volume.Under the action of multiple factors of fine adjustment mainly includes the increase or decrease in quantity and commutation position and product mix adjustment,family focused approach.Finally,the article shows the development strength and design method of fine plot ratio when considering the application of through town in Tianjin project planning adjustment scheme design.By the real residential development project in Tianjin,show the living environment of priority of fine design practice.
