Research On The Construction Cost Saving Of C Enterprise Real Estate Project By BIM Technology

The domestic Real-estate Enterprises have been employing the construction management of the Traditional Project Modeling.There are several problems of this management,for instance inefficiency of construction,lack of informatization,outdate conception of cost management,lack of organization among participants,difficulties of cost management and etc.Along with the ending of profiteering for the real estate industry,it comes next with the age of low gross profit.Therefore,real estate enterprises are facing a vital problem ever.With the pressure of cost and financing,most of the real estate enterprises are looking for solution in terms of technology and management,so that their core competitiveness could be maintained.In turn,the enterprises could develop sustainably and healthily.A modern informatization platform was provided to the project participants with the appearance and development of Building Information Modeling(BIM).Project design,construction and operation management are carried out with Building Information Modeling which uses the parameterized modeling.It does not only make the project participants have full understanding of the construction process,but also combine the process of design,construction and operation as one.Thus,to manage the life cycle of the project becomes possible.In the overseas markets,evidences showed the advantages of BIM in terms of management and cost control.There,how to employ BIM to help the domestic real estate enterprises continuously develop by increase the efficiency of management,lowering cost,improve core competitiveness becomes a serious question.Based on the analysis of the cost structure and development model for Enterprise C.This thesis is to explain how to apply BIM to solve the problems of the inefficient management,inefficient organization and coordination,severe wasting of resources and etc.As well as taking example of Enterprise C applying BIM to analyze and summarize the effects of using BIM to control the project cost in the process of designing,construction and management,in order to explain the positive effects on the real estate enterprise project construction costs by applying BIM.
