Incremental Cost Control Study On The Green Buildings Based On Whole Life-cycle Theory

Green buildings reflected the concept of sustainable development,and would be the only developing way of construction industry.At present the development of our green buildings depends mainly on government’s advocation.In order to change the current situation of the green buildings fundamentally,it should not only depend on the development of low-cost green technologies,but also on the deep research on the green buildings theory,especially the economical research of green buildings.But in present studies,the investigation of incremental cost of green residential buildings was not enough,the definition of incremental cost was not accurate,and the calculation methods were also not very applicable.These greatly influenced analysis and evaluation of incremental cost of general green buildings,and hindered the development of green building.Study on the whole-life cycle incremental cost of green buildings was very significant for its development,and was the premise of implementing its environmental benefits,social benefits and economic benefits.Based on these,paper analyzed the whloe life-cycle incremental cost of green buildings and calculated that of an actual green building project from four aspects of energy-consumption,ecological environment,economic development and national policy,using literature-analyzed method,theory-practice combined method,mathematical model method and project-analyzed method.The main research works finished were as follows:(1)Paper introduced the conception,characteristics and design principles of green buildings,and compared the green building evaluation systems of the developed countries and our country.(2)Paper introduced the basic theory and analyzed the composition.of whloe life-cycle cost of green buildings.The cost situation of green buildings at home and abroad was discussed on the basis of some typical green building projects.(3)Paper defined the conception of the whole life-cycle incremental cost of green buildings,and then put forward a revelant calculation method.Based on this method the whole life-cycle incremental cost of an actual green building projects in Anqing was calculated,analyzing the contributions to total incremental cost of land-saving,erengy-saving,water-saving,material-saving,indoor environment,construction management and operation management,respectively.Finally,the main factorsinfluencing the incremental cost of green building were analyzed.Analysis results showed that energy-saving and energy-using,indoor environment quality influenced the incremental cost of green buildings more significantly than others.
