| Green buildings can fully reflect the concept of sustainable development,and the mainstream trend of the construction industry in the future is green buildings.The development of green buildings in China is still in the stage of government advocacy.To fundamentally change the current situation of green building development,it is not only necessary to actively research and develop low-cost green technologies,but also to conduct in-depth research on the diverse theories closely related to green buildings,especially on whether green buildings meet economic requirements.At the same time,the depth of research on incremental costs for green residential buildings in China is insufficient,making it difficult to fully and accurately define the concept of incremental costs,and the methods for calculating incremental costs do not have applicability.This has hindered the analysis and evaluation of incremental costs for green buildings in China,and has also had an impact on the acceleration of the development of green buildings in China.This article conducts in-depth research on the issue of incremental cost throughout the entire life cycle of green buildings,using specific green building projects as case studies for analysis.At the same time,the research results of domestic and foreign scholars on green building issues,incremental costs,and factors affecting incremental costs were analyzed,and theories on incremental cost-effectiveness,full life cycle,and other aspects of green building were introduced.In the initial identification of factors affecting green building costs,literature review and keyword frequency screening methods were used,as well as questionnaire surveys and principal component analysis,And through SPSS calculation and analysis software,the influencing factors of green building costs were determined and quantified based on the results of qualitative analysis.The cost calculation model was refined,and reasonable suggestions were proposed for cost control.Secondly,taking A Green Building Project as a specific research case,the design concept and use of green technology of A Green Building Project are analyzed.At the same time,the incremental cost is calculated,and the cost control measures and effectiveness during the project construction process,as well as the composition of cost content,are analyzed.Through the analysis of the factors and cost control measures that affect the full life cycle of green buildings mentioned above,the method of establishing incremental costs can effectively analyze the full life cycle cost of green buildings.Incremental costs are the increased costs after adding green technology to traditional buildings.Through quantitative analysis,it is necessary to pay more attention to the evaluation decision-making and optimization design scheme in the project preparation stage;The use of energy-saving,material saving,and water-saving technologies during the construction phase,as well as the use of green and environmentally friendly materials,can save the cost of green buildings;The operation,maintenance,demolition and recycling stages are also important links in the entire life cycle of green buildings,and intelligent operation should be played a more important role.We should always pay attention to the impact of national and regional policies and regulations on them,and from the perspective of the entire life cycle,strengthen the analysis of the incremental cost of green buildings,so that the purpose of cost control is more targeted. |
