The Research On Optimization Design Of Medium-small Unit Residence

With the acceleration of urbanization in our country,the contradiction between land resources and urban population is becoming more and more serious.In order to adjust the housing structure,meet more people living needs,China's relevant departments issued a policy of "90/70" in 2006,so that 90 square meters below the medium-small unit residence market to become the mainstream dwelling size.Medium-small unit residence not only has a relatively affordable price,the area is also more suitable for the family structure to the miniaturization of urban residents.However,due to t he lack of relevant laws and regulations and the development of the real estate market,the overheated real estate market,there are a lot of problems in the market,such as single layout,unreasonable distribution of area,low space utilization,poor lighting and ventilation.This paper studies the optimal design method of medium-small unit residence by the combination of theory and practice,take the concept and characteristics of the medium-small unit residence and the use of the crowd as the starting point,put forward its optimal design of the connotation and necessity.This paper summarizes the characteristics of the design of Japan and Korea,and provides a reference for the optimization design of medium-small unit residence in China.Through the ques tionnaire and field investigation of some medium-small unit residence and their occupants in Beijing to understand the needs of the occupants and the existing problems of the house;In the key part of the paper,according to the principle of compact layout,flexible,comfortable and livable,efficient use of space and other principles,proposed by improving the space configuration,improve the storage system,expand the visual effects of three aspects of small and medium-sized residential design optimization.Through the case of practice to verify the optimization design methods of medium-small unit residence.Medium-small unit residence can solve the contradiction between urban land and the population,to protect low-income people can also have a fixed.Medium-small unit residence relative to the large size,although smaller,but people use the demand will not be reduced.Designers should be through the residential reasonable design,efficient use of space,enhance the openness of the house,comfort,adaptability,to ensure that people live quality.
