With the rapid development of city in China in recent years,the real estate market hasalso been developed fast. The housing system of China consists of commercial housing,affordable housing, low-rent housing, public rental housing and other types of housing. Inorder to strengthen the pertinence of housing design, we take the unit design of all kinds ofsmall-sized residence as object of this thesis. Using horizontal comparison,looking for thesimilarities and differences have been existed in the design of various type ofhousing,moreover, provide a reference for the design of houding in the future.At present, there are three mail problems in the design of housing (only the buildingplane), firstly, the combination pattern of house, secondly, the combination pattern ofindoor function, the last one is precise design of housing. Therefore, I collected design dataof all kings of small-sized residence in Nan Jing, a total of23projects (125units), and makea comparative analysis on the design of housing from commercial housing, affordablehousing and public rental housing.In the combination pattern of house, there are combined apartment building andgallery apartment building. In the design of commodity house, as emphasized thecomfortability of residence, and avoided interruptions between residents,so using one stairsto service three flats.In the design of commodity house, as emphasizedland saving, so usingone stairs to service six or more than ten flats. In the design of singleapartment, use onestairs to service more than twenty flats.In the combination pattern of indoor function, there can be divided into four types. Thefirst tpye is “Large space residential”, this kind of residence appear in the single apartmentand public rental housing. But the difference is the building area of single apartment isgreater, and the function is complete. The second type is a flat only have one bedroom, thiskind of residence appear in the commodity house, especially in the public rental housing.The bedroom is a separate bedroom,and arranging south. The third tpye is a flat only havetwo bedrooms. In the design of commercial housing, living room and bedroom arranges the south, ensure dwelling environment is spacious and bright. In the design of commodityhouse, two bedrooms are facing to the south, ensure good living quality. The fourth tpye isa flat have three bedrooms. This kind of housing is only appearred in the public rentalhousing. According to the requirement, three bedrooms are facing to the south is even better,but the size of living room is small and the orientation is poor.In the precise design of housing, I analyze the problem from three aspects: dynamicarea, living area and static area. In the design of dynamic area, commodity house in the area,function composition, layout are better than the commodity house. In the design of theliving area, the kitchen of the commodity house and public rental housing is simple, but thespace of kitchen of the affordable housing is bigger, and the function is also more complete.The design of toilet of affordable housing is simple. Due to the design of commodity houseemphasized the comfortability, the toilet is more capacious. In the design of toilet of thepublic rental housing, usually separate dry space from moist space. In the design of thestatic area, the function of bedroom is complete in the affordable housing, and the layout iscompact. The bedroom in the commodity house is more comfortable and has enoughflexibility space. In most cases, the bedroom of public rental housing is single bedroom, butthe function of bedroom is whole.At the end of the thesis, I sum up the modle of the housing design, and use mycompetition project of design competition of public rental housing to provide evidence forthe summary.
