HD Real Estate Construction Project Risk Management Research

In recent years,with the strong support of the state,China's real estate construction project is developing rapidly.In this context,the real estate project management mode is undergoing great changes and project managers are becoming increasingly aware of the importance of risk management in real estate projects.Therefore,the management mode is changing from a passive one which was lacking in planning to a more positive one.Real estate project managers hope to apply the professional project risk management skills to the actual projects to improve the overall risk management level of the project.Therefore,the research on risk management of construction projects can promote the construction and the healthy development of real estate industry,which has a profound significance.In this paper,based on relevant theories of risk management and characteristics of HD real estate construction project(hereinafter referred to as HD),research on HD project risk management is carried out through means of expert survey and analytic hierarchy process according to the risk management process of risk identification,risk assessment and risk response.First of all,on the basis of risk management theory,with the help of questionnaire survey,expert interviews,from the investment decision-making stage,to the preparatory stage,the construction stage and the rental stage and other aspects of risk identification.Secondly,with the help of analytic hierarchy process(AHP),the risk factors of HD project are evaluated in detail,and the risk factors of HD are analyzed,coming to the conclusion that regulation policy risk and financial policy risk are two factors that exert the greatest influence on HD project.Finally,according to the risk factors got from the risk assessment,detailed risk prevention strategies are put forward by considering strengthening market survey,adopting scientific methods for project estimation,and reinforcing market forecasting and analyzing and etc.In this paper,analysis on risk management of HD project is carried from the perspective of risk management,which will bring benefits for enterprises as well as provide some ideas worth learning for the future research on the risk management of large real estate projects.It will promote industry development and therefore has certain research significance.
