Research On Real Estate Target Cost Estimation Based On Index Database

Under the control of the Chinese government,the profits of the real estate firms shrinked,and the cost management has become the key to the success.Under this background,this article is written based on the analysis of the cost index,and the relationships between the cost index data and the product design.Making the cost index to become a bridge between product design,cost estimating and cost control.Based on the research of the logic and the result of the cost index,this article analyzes the establishment method and the standard of index database.Based on the index database,the target cost estimation model is constructed by EXCEL formula and link method,so that the target cost estimation can achieve fast and accurate estimation.Concludes analysis database and estimation indexes as control index in the design phase of the project implementation process application,and describes how the use cost index of target cost subjects and contract planning,implementation of project implementation in the process of dynamic cost control and feedback,so that the project cost control within the scope of the target cost.In this paper,the author uses the data from his own working experiences to analyze.
