With the advent of the era of science and technology, the development of 3D GIS technology has became one of the hot spots in surveying and mapping. Compared with the traditional 2D GIS, 3D GIS has incomparable advantages. In the field of 3D GIS, 3D modeling technology has developed rapidly. It has been widely used in many fields, such as mechanical processing, city planning, film production and game development. Therefore, urban planning in which residential areas have became a part of people's lives as a commodity. Myriad products of the buildings have been produced with the increasing scale and complexity of the architectures, people have begun to put forward higher requirements in the planning and design of urban residence. Traditional planning are mostly based on the static three-dimensional software. Although the production of the model is refined, changing the floor or the roof styles need to remove the model and reconstruct in the later planning, which will not only increase the workload but also decrease work efficiency.Through discovering the theory of three-dimensional modeling technology in this paper, the 3D modeling method is proposed on the basis of precise parameterization. And on the current mainstream of the parametric three-dimensional modeling platform to make a comparative analysis, to select CityEngine Esri software modeling technology for establishing the dynamic modeling of residential area, and to research on the modeling of residential building code. All of these are means to transformthe building structure automatically via modifying the parameters.This paper selects a residential area of the Hong Gutan District of Nanchang city as the experimental object, after collecting multiple data in that area, the residential bottom face vector data and building texture photos are acquired. Through the analysis of the construction of the experimentation area, it can be found that single building can be split into multiple components and each component can be written in code respectively,which can be finally combined into a unified rule template. It is not onlymaintain the simplicity of the code, but also heightenthecode's transplantable property,which provides a great convenience to change the architectural style in the later modification.The results of this research can be applied to other similar types of residential areas, also can be widely used in city planning, real estate development and the transformation of the old city.
