The last two years, in the backdrop of the international economic market downturn, and our government has issued a series of macroeconomic policy, coupled with the real estate enterprise own management problems such as poor management, many small and medium-sized real estate enterprises bankruptcy one after another. Because the real estate industry plays an important role in the economic development of our country, the well-running of the whole industry is important for the development of economy in our country. Real estate enterprise has a larger demand for money, a longer time for the project development, so the smooth flow of funds in the process of the circulation of capital chain of real estate enterprises plays a very important role in the normal production. Problems in the capital chain will be directly related to the survival and development of the enterprise. In such a background, the study of capital chain management is very necessary to support the development of real estate-enterprises and the sound development of the national economy.Based on this, the paper studies the optimization of enterprise capital chain management of HS real estate company, with the method of literature research, case method, comparative analysis and others. The following several aspects are included. The first chapter illustrates the research background and significance, reviews the related literature at home and abroad, elaborates the paper research idea and method, main contents and innovative points. The second chapter defines the enterprise capital chain management of real estate and related theoretical basis, including the related concepts of the capital chain; the goal, contents and main methods of real estate enterprise capital chain management; the capital circulation theory, supply and demand theory, the new optimal sequence financing theory and the financial leverage theory. The third chapter analyzes the present situation, existing problems and the cause of the problem about the capital chain management of real estate enterprises in our country. The fourth chapter overviews HS real estate company capital chain, and analyzes the present situation and existing problems of its capital chain management. The fifth chapter puts forward accordingly an optimization scheme of capital chain management to avoid the potential risks, gives some enlightenments to the real estate enterprise capital chain management in our country. The sixth chapter summarizes the research conclusion and puts forward the deficiency and prospect.HS Property Company has many problems and a high risk in the capital chain management. The study results about the capital chain of the HS property company are hopefully meaningful for other enterprises.
