Research On Improvement Of Design Management System Of S Real Estate Company

Design management whose implementation will directly affect whether the company can achieve value creation and comprehensive benefits is one of an important part of the development of real estate projects.At present,Chinese real estate companies are facing fierce competition of survival which forces real estate companies to take effective measures to improve their own competitiveness.How to enhance the design management system of real estate companies in order to keep their suitability and effectiveness and cultivate the competitive advantage of enterprises has become an urgent problem.Taking design management system of S Real Estate Company as the research object,the revelant domestic and abroad present study situation was analyzed.Analytical methods of real estate company design management system were compared,including DMAIC Model,SDCA Cycle,Brainstorming,Theory of Constraints and Critical Success Factors.Combined with the actual situation of S company,DMAIC Model was taken as the main method and other methods as the auxiliary method.Applying DMAIC Model and its principle,the area that S company need to improve was determined as the design management system based on customer orientation of S company and product development.The performance of S company's current design management system was evaluated by means of expert interview and change order verification.Using expert scoring method,the key factors influencing the design management system of S company were identified.On the basis,the problems of the current system were analyzed from the aspects of organizational structure,product positioning of real estate company,design contract,design unit,design result review,design communication and design change.And the causes of the problems were analyzed from the aspects of personnel,organization,institution and management.The improvement ideas,principles and methods of design management system were put forward.The improvement scheme of design management system of S company was constructed from the aspects of establishing the operation management department,setting up the system of design manager responsibility,positioning the overall product accurately,selecting and coordinating the design unit reasonably,formulating the design standard,improving the evaluation standard of design results and controlling the design change and the improved design management process was formed.the design management system improvement scheme which includes Location of project area and total price,comparison and coordination of design units,formulation of design standards,implementation of design review links and control of design changes and the improved process were applied to the Lang Yuan project of S company.Lang Yuan project was compared with a similar project of S company.The application efifect was evaluated from two aspects of system improvement scheme and improved process.And the direction of further improvement was put forward.This study has guiding effect on improving the design management level of S Real Estate Company and advancing the quality of design products.In the meantime,it has certain reference value for the same type of real estate companies.
