The Study Of Public Rental Housing Tenants’ Satisfaction Of Yuci District In Jinzhong

Public rental housing is a benevolent project to improve people’s livelihood, as well as an innovation project of social management. In recent years, in order to solve the housing difficulties of low-income groups in cities and towns, the country develops and constructs the affordable housing system of which the main body is public rental housing. Public rental housing has positive significance in releasing the housing pressure of low-income groups with housing difficulties. However there are also some problems in the development and operation process.Since 1980 s, new public management movement of western countries has changed the relationship between public sector and the public in the traditional administrative mode.Customer first, as the core value concept for the existence of public sector, is confirmed. With the development of the society in recent years, research on the theory of customer satisfaction in all areas is becoming more and more mature. For the public service of public rental housing, customer satisfaction coincides with the idea of public management. Investigating tenants’ satisfaction of public rental housing and listening to the real voices of tenants is conducive to grasp the ideological trends of the tenants accurately and timely and understand their real living demands. It is helpful to improve the political function of the construction of affordable housing. It could also meet the requirement of building the service-oriented government.This paper introduces the theory of customer satisfaction. Tenants’ satisfaction model of public rental housing and evaluation index system suitable for Yuci District in Jinzhong is built after referencing the domestic and foreign front research results. After the identification of the reliability of residents’ satisfaction evaluation index system using statistical analysis techniques, public rental housing tenants’ satisfaction index of Yuci District in Jinzhong is calculated and analyzed. From the research conclusions, it is found that: Firstly, since the development of public rental housing in Yuci District in Jinzhong, it has solved the housing demands of low-income families with housing difficulties in cities and towns effectively and has positive significance. Secondly,Residents has reached the degree of approximately satisfactory for living condition,although there is still some dissatisfaction. It suggests that there is a lot of room in public rental housing in Yuci District in Jinzhong in the future development process.Therefore in the future improvement process, special attention should be paid to improve the housing quality, optimize the design of the building structure and improvethe surrounding facilities. Aiming at these problems, the author also suggests feasibility countermeasures for the corresponding shortages.
