| With the improvement of people’s life and change of consuming ideas, they used in tourism, leisure,holiday spending increasing gradually, as the same time, the national tourism administration issued a lot of stimulation policy plan, making tourism leisure industry rapid development. But the scarcity of natural resources tourism real estate project based on, and increasingly fierce competition in the market,making real estate developers gradually put eyes on tourism scenic spots resources and estate project in the operational period. Single source of profit for a long time, tourism scenic spot’s development is limited. Based on the reciprocal model “profit deriving from the scenic spots and the tourism real estateâ€, the linkage between tourism real estate and tourism scenic spot is imperative.On the basis of background and literature review, the paper mainly from three parts analyzed the linkage between tourism real estate and tourist spot and business model.The third part analyzed the basis of the key elements, the power source, the desired effect of the linkage between the tourism real estate and tourism scenic spot, and builded the frameworks of the two linkage. Analyzed the qualitative parameters impacting the linkage between tourism real estate and tourism scenic spot, the paper builds the linkage model of them. Based on the linkage’s background of the tourism real estate and tourism scenic spot, some typical scenic area management pattern can not achieve the desired benefits. The fourth part,the scenic area’s management models were banded according to the property owners, operators,functions, tourism real estate’s development by relying on the resource type, which reacted the close degree of the linkage between the tourism real estate and tourism scenic area realize, and a certain degree affected the choice of management pattern. This paper analyzes the scenic area’s modern enterprise management mode and two kinds of business model used in foreign holiday but suitable our country further, and puts forward some Suggestions for its disadvantages. In order to understand more intuitive the advantages and disadvantages of all kinds of business model, this paper selected the five kinds of typical operation mode to comprise from the angle of the main body and object, then,proposing the development trend in the future is to explore a new industry, new forms and new business model, and takes a differential course between popular and elaborate style. This paper analyzed scenic spots existing management problem from eight aspects, then, provides ideas for the linkage management between the tourism real estate and tourism scenic spot. The fifth part, the Dalou Mountains, as an example. This paper analyzed the necessity and feasibility of the linkage between Dalou Mountains resort and the scenic area. Based on the likert scale to determine the main quality parameters which influence the linkage between Dalou mountains resort real estate and tourism scenic spots,then it turns that the linkage mode is mutual linkage;Based on the mutual linkage mode,combining with the local actual, analysis with AHP, and selected the “Company+Government+Travel Agent†as its business model. |
