At present, with the booming development of market economy since China’s reform and opening up as well as the significant changes in social and economic pattern, China’s real estate industry has made considerable development, but because of constant change of many factors (such as politics, economy, technology, society, culture, law, etc.)affecting the development of real estate industry as well as most of the real estate business’s development is not standardized and single investment in response to rapidly changing real estate market and changes in domestic and international economic forms and state macro control, enterprises obviously inadequate, produce a variety of bias and loss in the operation of the decision-making process. Because the real estate project investment funds usually large scale, long construction period, involving risk factors, to prevent and control the investment risk of real estate project, must be in the process of real estate project investment risk factors may appear to make more accurate qualitative and quantitative analysis, scientific and effective measures to strengthen the risk management. For effective risk identification and analysis of real estate projects, it will be fully aware of all kinds of risk factors, to grasp the development opportunity, achieved good social and economic benefits.In this paper, we study from the perspective of real estate developers, taking commercial real estate project development risk management logic program as the main line, according to the JiNan JuLong square’s project, using fuzzy analytic hierarchy process to build thr real estate project investment risk management system and model, according to project management science, to comb the risk source analysis、risk identification、 risk appraisal and risk management. Looking for the possible internal and external risk factors and their influence on the development of commercial real estate projects, strengthening the anti risk ability of the enterprise, trying to guid the significance for the sustainable development of China’s commercial real estate projects in risk management.
