SAP Implementation And Application Reaserch Of Project System Module For The Real Estate

Once the real estate industry ignores ERP, in the recent years as the cooling of the real estate market and the basic level of enterprise’s ascension as well as the ERP product function’s increasingly perfect, ERP is being implemented or to be prepared in more and more enterprise. Real estate enterprise’s business management has its special requirements in the development and management of the project, and project management business has cross with almost all of the departments. Project information cannot be effectively shared among departments, finance, materials, engineering and design departments such as business process is not docking, project cost statistics caliber inconsistent, opaque company project development between higher and lower data, the problem such as effective control of project cost and schedule cannot be ubiquitous in the real estate enterprises, all seriously affect the enterprise’s healthy and long-term development.How to use the scientific method ERP implementation and business process optimization, advanced ERP management ideas into real estate enterprise project management business which, to achieve the lower level of business integration, open up business barriers between departments, effective establishment of an integrated project information flow, capital flow real estate project development business logistics management integration platform, which effectively control the real estate project development costs and development progress, is the key to real estate ERP implementation success, but also the goal of this paper.In this paper, the domestic real estate industry, project management, business is more representative of a large real estate enterprise ERP implementation projects as the basis, in reference to domestic and international ERP implementation methodology, the underlying business modeling and theoretical research on BPR, from ERP implementation strategy implementation methodology, business process analysis and optimization, system construction and implementation, testing and implementation aspects of the process analysis study analyzed the effect of the project management module implementation of SAP application process in the real estate business. Specific content includes the following aspects:1) On the basis of analysising project management business, establishing three goals of real estate project management business enterprise, based on the establishment of a real estate project management business ERP implementation: cost controlling, progress controlling changement controlling. On the basis of the enterprise from the management infrastructure, information technology infrastructure, personnel and ERP implementation knowledge base security and other aspects of ERP implementation feasibility analysis, the study established the organizational structure, the scope of the project included staff, implementation strategies and implementation methods implemented within the architecture.2) In business process optimization aspect, this paper uses Aris modeling theory and tools, from real estate project management business objectives through the organization view, functional view, data view, value-added chain of real estate project management, business modeling, on the basis of the binding SAP PS standard feature with the actual business needs, by controlling the view on the premises of the project management of key business processes: preliminary project approval process, schedule planning and analysis processes, change processes, payment procedures, procurement planning process has been optimized, and I compared the simulation data before and after business process by Aris simulation tools.3) In system construction aspect, this paper analyzes the designing of the project WBS structure were studied by standard SAP project management capabilities and the actual business management needs than the standard features have been enhanced and extended design, while the project cost accounting aspects of standard features are combined to build, without changing the core SAP PS project management thought the premise that real estate project management business and SAP standard project management functions were a greater degree of integration. And the system configuration and the secondary development process were introduced, through the process of testing the functional implementation of SAP project management modules were validated.4) Finally, the implementation of enterprise business management efficiency SAP project management modules were compared before and after the analysis of the implementation of proven project management module of SAP cost of real estate development projects, progress and change were effectively controlled, and enhance the enterprise project management level has played a positive role in promoting.Real estate is one of the pillar industries of the national economy, but the implementation of ERP applications in China’s real estate industry has just started, with the transformation and upgrading of China’s real estate business model and accelerate the pace of construction of enterprise information, ERP in the real estate business management play an important effect will gradually appear, and literature application of ERP implementation in China’s real estate industry is less than others. I hope the research result of this paper plays reference in the same industry ERP implementation in the future.
