High-speed real estate company is a national level enterprise which is based on real estate development, property management, building materials sales.A Garden is the company’s first residential project developed in Zhengzhou. The project relies on Zhengdong New District’s planning concepts, using a manner of modern architecture and classical art combined, adopting a design of simple, elegant facades, indoor Ann static and dynamic separation The project acquired land since late2007, completed the construction and sales within three years. However, since the pre-project land acquisition and other processes is not smooth, the construction schedule is unreasonable distribution, sales and marketing strategies is unfocused, resulting in intense preparatory work, cause the construction progress is slow, costs increase dramatically. These problems seriously hampered A Garden estate smooth implementation. Thus, how to analyze and optimize the project flow is critical to the enterprise.This paper uses the theoretical of process reengineering, learns from domestic and foreign real estate projects successful practice, gives a systematic study of the A Garden estate project process optimization strategies. First, based on the analysis of the background of A Garden,the entire project process is divided into he three stages including preliminary work phase, construction phase and the implementation phase of marketing and sales,and it reveal related issues. Secondly,, optimized A Garden estate project preparatory work phase of the process through the land acquisition planning and design, construction design sub-processes such as carding. Proposed optimization strategies of land acquisition process, project positioning process and the construction design process. Studied organization and management of the construction and control,the process optimization strategy and other construction stage. Improved and perfected preliminary marketing work, established the record of commodity sales contract, optimized the property management process, proposed optimization strategy of marketing and after-sales phases. This article features and innovations mainly is:①Divided A Garden projects into three stages:preliminary work phase, construction phase and the implementation phase of marketing and sales, then revealed the problems;②Proposed optimization strategies of land acquisition, project positioning, working drawing;③Proposed optimization strategies of A Garden real estate project marketing and after-sales phase through the marketing of preparatory work, real estate sales contract online filing, combing of property management and other sub-processes.This study is not only actionable overall process optimization of A Garden real estate projects,but also a reference for other real estate companies. and provided a theoretical basis for other real estate companies’s similar projects.
