With the widening scale of construction projects and the improvement complexity of the technical process, the complex relationships and the various types of risks are significantly increasing, the risks faced by the project has become the cause for concern. In theoretical terms, the real estate industry is a capital-intensive industry investment cycle, it is highly vulnerable to the macro-economic environment, social environment, policy environment fluctuations, but also, in turn, affect the macroeconomic, social, policy and other development trajectory. At present, the development of China’s real estate industry is not standardized, enterprises in the investment decision-making, management methods are very simple and primitive, very disorderly competition between real estate companies, such as speculation, speculation atmosphere is relatively strong. In this context, from a business perspective, the study of risk assessment and control strategy of investment in real estate projects and of great significance not only for real estate companies, but also for the development of the national economy as a whole has an important value.This paper is divided into six sections to be discussed. The first part of the introductory section briefly analysis, risk management background of China’s large-scale real estate projects, and the research status of a full exposition of the purpose and significance of this study, research methods and technology roadmap. This section through the integrated use of documentary research, inductive analysis, the status of the real estate projects currently before the problems facing to the inductive analysis proposed intends to study the problem. The second part is a part of the basis of theoretical analysis; mainly related concepts defined overview estate project risk identification, evaluation and control theory, especially for real estate projects, risk identification details. This part is the use of comparative analysis, theoretical study on the basis of domestic and international risk management real estate investment project risk control. The third part is the real estate project risk identification and recognition method described in detail, through the identification of the risk of the project, to build a comprehensive project risk evaluation index system. Part IV Empirical Analysis of Beijing Overseas Property Building project, an overview of the project, identification of risk factors for the project, the establishment of specific risk evaluation index system for the project will be based on the risk of the analytic hierarchy process fuzzy comprehensive judgment applied to the Beijing Overseas Property Building project, and the risk of various risk factors using the analytic hierarchy process, risk classification, fuzzy comprehensive evaluation and selection of project risk evaluation to determine the overall level of risk of the project. Part V of Beijing Overseas Property Building project the results of the risk assessment, analysis and risk control strategy of the project, that the risk control of the project from a risk avoidance, risk control, risk transfer and risk retention in four areas to choose. Meanwhile, the proposed Beijing Overseas Property Building project specific risk control strategy. The sixth part is the concluding section, concludes the paper and points out the lack of text and directions for future research and ideas.The innovation of this paper is to establish a risk evaluation index system for specific projects, analysis of a variety of risk assessment methods in the risk assessment level, by contrast, to find a comprehensive, systematic evaluation system for risk assessment. In addition, risk control strategies and recommendations, but also try to put forward some innovative personal insights.
