Research the status of Beijing commercial housing market, we can find, the market supply of commercial housing is adequate at present, and the demand is very strong, but the stock of commercial Housing is still a lot, the digestion period of Commercial housing between bicyclic and tricyclic is even up to about ten years. This is apparently causing by its unreasonable price. Commercial Housing is a typical heterogeneous commodity, setting a reasonable price for establishing good market order and promoting the healthy development of the real estate market is particularly important. So, this paper will be based on hedonic price theory, research Beijing commercial housing price structure using the linear model, It has a very important significance in theory and practice.Firstly, this paper briefly discusses the price theory and formation mechanism of commercial housing price, then, introduces commercial housing price structure according to the price theory. This paper qualitative analyzes for determinants of the commercial housing price difference in Beijing, describes its impact on the price difference from five aspects:development cost factors, location and transport factors, neighborhood environmental factors, financial and regulatory policy factors, market expectations factor.Secondly, this paper quantitative analyzes for determinants of the commercial housing price difference in Beijing, creates a mathematical model based on hedonic price theory. Commercial housing price difference is the dependent variable of the model, and select19characteristic variables of affecting housing price difference from architectural features and location features and neighborhood features, they are the independent variable of the model. Study hedonic price using a linear model, select the standardized regression coefficients to compare each feature variable degree of influence on housing price difference, get the final formulas of commercial housing price difference:housing price difference=0.653×floor area-0.512×distance to downtown+0.279×subway or light rail+0.251×supporting education+0.143×life service supporting+0.132×building face+0.125×building decoration+0.113X external environment+0.086×internal environmental-0.081×building age+0.065X floor number+0.055X sports facilities supporting+0.041X parking spaces+0.023×bus-0.021×volume rate+0.017X greening rate+0.016X property management quality-0.011×property management fees+0.008×quality of residents, the sign in front of the characteristic variables represents the positive or negative relationship for the impact on price difference.Finally, in view of the conclusion from empirical Analysis, advances two suggestions for Beijing commercial housing market.(1) We should be consider the variety of factors when develop and design commercial housing.(2) Using hedonic price model, real estate assessment agency can effectively evaluate housing price, Formulate reasonably price of commercial housing...
