The benchmark land price refers to the average price of the land use right region with the statutory maximum terms at certain evaluation period evaluated and determined respectively on the land at different levels or different homogeneous regions under the current utilization condition within the range of urban planning area according to the commercial, residential, industrial and other usages. It is the basis of the land management, which can reflect the actual price of the urban land market. The formulation of benchmark land price can guide other prices in the urban land market, and act as the basis for the government to formulate the macro-control policy of land market. The benchmark land price used in Shenyang currently was published in 2008, and it has not been updated for over 6 years. In recent years, along with the rapid development of society and economy, the city scale, infrastructure condition, environmental quality and land supply and demand and others in Shenyang have changed dramatically. In order to meet the development of land market, it is imperative to update the benchmark land price in Shenyang.The update of benchmark land price in Shenyang was researched in the paper according to the actual status and feature of the land market development in Shenyang. Part I mainly expounded the selection background, significance and related theory, thus laying the theoretical foundation for the research. Part II mainly combed the evolution process of the benchmark land price in Shenyang, analyzed the existing problems in the original benchmark land price result, and proposed the necessity to update the benchmark land price. Part III discussed the demonstration of the update of benchmark land price with the actual research method through actual participation, and obtained the commercial, residential and industrial benchmark land price and regional comprehensive price under current conditions. Part IV mainly compared the analysis on the latest updated benchmark land price results in Shenyang, summarized the feature and change trend of the benchmark land price. Through the horizontal comparison between the latest result in Shenyang and other cities, and the longitudinal comparison between the updated result and original result, the application suggestions were proposed to better apply the benchmark land price to practice.
