Benchmark land price is an important part of our country’s land pricesystem. Timely update the benchmark land prices contribute to build an open, fair andjust land market; contribute to the rational allocation of land resources and improvethe efficiency of land use; contribute to the government formulate policies andstandards related to land scientific. According to the requirements of “the valuationregulations on urban land”, urban benchmark land price should at least guarantee thattwo years renew once. The traditional benchmark land price update method is “firstrating, then valuating”, which is time-consuming and labor-intensive. It is difficult tomeet the current needs of quickly updating the benchmark land price.After referring to massive references, I consider that the commercial land pricehighly depends on the position condition. The distribution of commercial land price ishighly spatial autocorrelation; it meets geostatistics requirements for samples. So wecan use the Kriging method from geostatistics to interpolation analysis the samples ofland prices. This method not only has certain theoretical basis, but also widely used inmany fields.This paper is based on the principle of geostatistics.By using GIS technology andKriging spatial interpolation method to divide commercial land’s level, analysis of thelaw of land price. Mainly include the following contents:(1)Investigate and collect the land price’s sample of2011in Shangqiu city. Basedon the amended land price data to establish a land price database.(2)To explore the data analysis. Using the Kriging interpolation method forspatial interpolation of shangqiu city commercial sample’s land price. Analysis theresults of interpolation. Select the most appropriate model to make three-dimensionalland price stereogram. And then analysis on the spatial structure of commercial landprice in Shangqiu city.Draws the conclusion are as follows:(1) Prior to interpolation, we have to ensure that the distribution of sample dataconverted or not follow a normal distribution, and then remove the trend in order toreduce negative effects caused by human factors. This allows the interpolation errorbecomes small, the result is more credible. This article has carried on the logtransformation and second-order trend removed. (2) There are a variety of kriging interpolation methods and the variationfunction models are available for selection. Choose which model in practicalapplication should be based on the picture’s effect after interpolated, cross-validationerror in judgement,and compared with the actual value. This paper choose simpleKriging spherical model for practical application.(3) Use three-dimensional stereogram and profile map of land price made by theinterpolation result from simple Kriging spherical model to carry on spatial structureanalysis. To further verify the rationality of the interpolation results and to explore theevolution law of urban benchmark land price. Found that there is significant spatialvariation of benchmark land price. Changes in urban benchmark land price are theresult of urban planning guidance and economic development’s combined action. Therepresentation of benchmark land price of commercial land effected by policy, urbanplanning is obviously.(4) Commonly used benchmark land price update methods are "first grading,then valuating" and expert scoring method. Kriging interpolation method is moreefficient and time-saving than "first grading, then valuating", it also has obvioustheory basis advantage than the expert scoring method. Kriging interpolation methodhas a broad application prospects in urban benchmark land price’s level update.
