The price of land is the most important factor in the land market system, the land market to run the core. Dynamic changes in land prices fully reflect the supply and demand situation of land use and land market so as to guide the city economic development. Land classification and update the favorable to the comprehensive and unified management of land assets, land to rational use to fully grasp the quality and utilization of city land, improve land use efficiency is good to establish the national and all levels of government to the land policy, and provide scientific basis for the valuation of land.This paper first introduces the Ma’anshan City land grading results, dividing unit based on determining the system and weight factors of land grading, the calculating value, land grading factors, ultimately determine land level Ma’anshan city.Secondly to update certain commercial, residential and industrial level as the basis, according to the classification and data test uses the type and the classification level to collect market transaction data, the land price of sample average method to estimate the preliminary results then according to different types of sample and standard, determine the replacement housing price, revision level land development finally factor comparison method calibration standard land price, the formation of the final all level of premium land, build business, residential, industrial land price correction coefficient system.Finally, analysis of Ma’anshan City Land Grading and benchmark premium updated results and introduces its application in industry.
