| The dynamic monitoring on urban land price has been attended by Ministry of Land and Ministry of Construction.How to calculate the land indicator scientifically,analize the spatio-temporal characteristic of land price using the land indicator and update the benchmark land price through the land price index are hot spots.This paper complets the dynamic monitoring on land price of Qinkun District, Baotou,2008,refering to the regulation for the dynamic monitoring on land price.The focus of this paper is how to divide the segmeniation of land price and how to calculate the monitoring indicators.This article uses data from monitoring on land price of Qinkun District,2005-2008,on the basis of the land rent theory, location theory,spatial structure theory,land value-added theory and some practical researches to analyze the spatio-temporal variation of land price for different purposes (commerce,residential,industry).Besides ,adjust benchmark land price through the land price index.This paper focus on the assisted spatial mathod in using the geographic information system- MapInfo.The study shows that:Firstly, This paper proposes to use Voronoi-polygon to divide the segmeniation of land price,on the basis of "Regulation", in order to make the segmeniation of land price objective and reasonable.Secondly, update the benchmark land price using the the land price index.Thirdly, this paper reveals the land price tendency of Qinkun District, Baotou ,based on land price indicator.And it also reveals the spatial characteristic of Qinkun District,Baotou, on the basis of the land price of observation station,through making thematic map and carrying on profile analysis using MapInfo.The achievement and application of dynamic monitoring on land price of Baotou can enrich and develop the land price dynamic monitoring theory. It provide the basis for government to understood the present and trendy of land price timely and formulate land price management and regulative policy. |
