| Chinese rural land system developed slowly along with the national reform andopening, from the initial land collective operation to the household contract to the currentland transfer. With the accelerating process of urbanization in rural areas, more and morefarmers working or studying outside leading to the fallow lands. Meanwhile, in order toadapt to modern agricultural production, scattered small part of the land could no longerraise greater agricultural production, which making some new agricultural technologies inbadly needed for the certain amount of land in normal operation. Reasons above led to thedevelopment of the current land transfer becoming an inevitable road to agriculturalproduction.While at present stage, the cheap rural land transfer price has seriously hindered thetransfer of land process. In order to solve the problem, the correct estimation andevaluation on the land transfer is needed. In this paper, the author examples the valuechange of the agricultural land survey facilities, by the research on the development andconstruction of the facilities agricultural land, with the advanced agricultural technologyand facilities means to increase the value of land per unit area, furthermore to determine areasonable price through the land transfer land valuation, thus to fulfill the wish of thefamers’ land transfer.The paper is divided into six chapters. The first chapter is this thesis introduction,which summarizing the problem of value change of rural land circulation according to thecorresponding materials, and listing the research methods and technology roadmap. Thesecond chapter describes related concepts and basic theoretical research value of the landtransfer of the value of the land transfer, and briefly summarizes the history of the landtransfer. The third chapter constitutes the theoretical value of the land and to completeconstruction of rural collective land circulation value system. The fourth chapter is one ofthe core chapters of this paper, it classifies land transfer value and transfer price from theland, the value of social security, social security value and ecological value of the fouraspects were elaborated to estimate the value of the land transfer methods. The fifth chapteris also the core chapter, analyzes the relationship between the change in the value of landtransfer relationship and the agricultural land transfer, by investigating the land valuationby actual case studies to analyze the effects of changes in land use on land value generated,thus making the determine of must evaluation on the land value to a reasonable price in order to improve the circulation of the wishes of farmers land transfer, so as to achieve thetransfer of land to build a sound and mature markets. The sixth chapter is the concludingsection, analyzes on the current existing situation in the process of land transfer in JilinProvince, and proposes the corresponding recommendations of rural land values.Research on the value of rural land is with significant meanings, the land transfer isneeded in the current rural development and improving the efficiency of agricultural land.Expanding the land transfer could not only effectively promote the work of rural landrunning, but also could achieve a modest scale, thus increasing the food production andfarmers’ income sources. It provides some scientific basis for the development of modernagriculture. |
