Design And Implementation Of Real Estate Management Information System Based On Gis

With the rapid development of city construction and the further reform of housing system,it is an urgent demand to establish suitable digital real estate management information system. The computer network technology, communication technology and database technology provides technical guarantee for the realization of real estate service standardization, modernization, scientific management. This digital real estate management system, based on the geographic information system(GIS) and supported by modern technology, will realize accurate and effective management to increasing business volume and frequent change of ownership relation of the real estate management. It is to realize information sharing, improve work efficiency, convenient to the masses.This paper studies development of the GIS based real estate management information system software. This software system is a web application, It uses SQL Server 2005, Web Service to build system platform and construct information management system. A various information such as registration information, backup storage, then operate, audit, and transfer data to the background registration to manage centralized, and after classifying the information centralized according to regulations, the systematic and standardized information is posted to the Web. Having carried on detailed market research to the application system and the demand analysis, the author has carried out system design for the application system according to industry application. The system mainly consists of the following subsystems: the housing registration subsystem, based mapping results management subsystem, the file management subsystem, real estate online filing subsystem, online filing subsystem of second-hand housing, main practitioners management subsystem. These subsystems need to cooperate with each other to realize data sharing. The core of this system is the housing registration subsystem. The system implements all the functions of the housing registration measures, and realizes registration management. In the based mapping results management subsystem, the author have done a lot of work, which integrates the real estate market mapping data, the building table generation tool and the building table reporting system. At the time, the author provides a standard for market basic data collection. Thus, it can relieve the large number of staff from the heavy manual work and guarant the accuracy and the normative of real estate mapping data. At the end, it achieves the unification for to standard of the system and standards of the Department of Housing.The test results show that terminal software of the real estate management information system based on GIS meets the design requirements with its high reliability, flexibility, and high storage efficiency. It may transform full traditional real estate management solution technologically and automaticly, and has very strong economic benefit and practical reference value.
