In the past twenty years, the real estate of our country has developed rapidly. Many real estate enterprises has improved constantly, and has developed into a trans-regional enterprise group gradually, which makes their projects develop in many areas. So that the project can not be effectively and uniformly managed, and information can not be fed up in time, resulting in the confused management of personnel management and the loopholes of management that appear one after another. All these conditions greatly increase the cost of enterprise, and reduce the competitiveness of enterprise. Real estate project management consists of much content, not only the management of all personnel involved in the project, the project funds, and the materials, but the management of project cycle and quality. So the real estate enterprises need timely, effective, scientific project management system of real estate enterprise, in order to improve the efficiency, reduce operating costs, and promote the further development of enterprises.This article mainly discusses the background, research status and the existing problems of real estate project management. This article detailedly analyses the business management of real estate. According to the needs of enterprise business, the system is divided into five modules:office management, project management, data, project summary, system management. And the main functional and non functional requirements of the five modules are discussed. On the basis of demand analysis, the logic structure, arrangement structure, functional structure and the five functional modules as well as the date base of the system are designed in detail. According to the design of the system, the article states the achievement process of main functional sub-modules.The real estate enterprise project management system discussed in this article is designed to the B/S mode, using SQL SERVER 2008 large databases, which is secure, stable an d cab be remotely operated. The system has easy operating interface and perfect function. The system can carry out total management and create a real-time comprehensive management of the project, which cab achieve dynamic management of real estate project by planning, tracking and controlling. The system uses varied management measures to analyze cost deviation and control the project cost in real time. The system establishes perfect planning formation process, during the project implementation process, it can collect and gather progress information multi-directionally and time in real. It can also correct the deviation in time occurring in the progress in order to ensure that the project can be completed on time. The system can examine and approve bulk settlement, and establish the list of contracts all of kinds involved in the project to achieve the full range of and the unified management of the contract. Using normative method of managing document, the system can gather all the documents, so that the system can realize the accumulation of enterprise knowledge and improve the work flow of the enterprise during the operation process. The system can also compile the relevant bidding, plan to invite and counsel bids, examine and verify the bidding plan, publish relevant information and manage the bidding process.Real estate enterprise project management system solved a series of problems of real estate enterprise management, greatly enhanced the competitiveness of enterprise, reduce the cost of management, and improve the operation efficiency of the enterprise. This system has an excellent prospect.
