With the rising of China’s comprehensive national strength, the economy, science and technology, and the growing importance of education, every year tens of millions of Chinese college students bid farewell to school life toward society to open their careers. However, for ranking first in the home, these neotenous graduating students are unable to complete the purchasing owing to the lack of social experience and economic strength. The only way is rental or to be offered temporarily by short-term supply of housing units to solve the accommodation problem to accumulate the strength of the early realization of the dream of buyers. As we all know, the high prices, imperfect housing security mechanism, obviously unfair condition have become the biggest obstacle to the purchase of university graduates, which pressure the students "housing slaves" by the traditional concept of family and society. What’s more, buying a house has become a luxury in the first-tier cities. Exactly "when we can afford housing" "How much can we buy a house" "How to buy a house".... These series of problems confuse not only these college graduates, but even more of a social problem to be solved. The time from renting to purchasing will directly affect their career-development and planning, nevertheless it i s a crucial factor to achieve social harmony. It is exactly the core of this paper based on "Housing Tenure Transporting Point" under this background of college students.This paper innovatively stands in the perspective of university graduates trajectory, with its revenue trajectory as the basis through the life cycle and revenue inflection point theory, propose "Housing Tenure Transporting Point" to express the concept of a specific length of time of the purchase, which determines the final variable to facilitate research.Based on the literature review, this paper cards on track-revenue development model and housing affordability index model as the basics by studying its relevant and interaction mechanisms, thereby establishes a new "Housing Tenure Transporting Point" model analyzing and correcting factors, and gradually establishes 14 variables in order to regard the length of time as the final conclusions. It will be classified by different students explaining different situations while determines the reasonable rent gradient.Finally, the conclusions are as following by the empirical analysis of Qingdao: Finally, based on the rental-purchasing transferring model, the following conclusions from the empirical analysis of Qingdao are that: College graduates revenue trajectory is divided into four types from renting to buying, namely, onrush-type, ladder-type, wave-type and dull-type, respectively pointing to 2.5 years, 4.46 years, 6.31 years and 9.21 years as the length of time. At the same time, in order to make the above come true, the writer re-enacts students rental rent ranges and associate students, real estate developers and government departments to make reasonable suggestions.
