China has formally established comprehensive market-oriented direction of the real estate since the reform of housing system in 1998. With the deepening of economic system reform and the sustainable development of national economy an d the ever-quickening pace of urbanization, the real estate sector has entered into a rapid development period. However, in recent years, the proclamation of real estate policy measures such as five policy measures for strengthening the real estate market regulation have caused a great impact on the development of real estate. Now, whether to introduce capping price policy or not has aroused great controversy, house market has entered a period of relative depression.Changfang group is a wholly state owned enterprise authorized by the people’s government of Changsha city. Times City development project is an important project currently being built, facing the complex economic and policy environment. There are a lot of financial uncertainties in this project.This article embarks from the theory of financial risk control. Firstly it introduced the financial risk control in real estate development project are analyzed in theory, and at home and abroad are reviewed in this paper about the financial risk assessment and control, and the current research status of real estate development project financial risk control. Then, this paper introduces the present situation of the eldest branch group Times City development project. On the basis of the financial risk of the development project of the eldest branch group age city are analyzed, mainly including fundraising risk analysis process, capital investment risk analysis and risk analysis in the process of day-to-day operations, summed up the time in the process of city development project financial risk. Furthermore from the fund-raising process of risk management of financial risk management, daily operation of the link, investment link of financial risk management three aspects proposed control the eldest branch group age city development project financial risk measures, designed to reduce the risk of age city development projects, improve its profitability. Finally it proposed safeguards from the aspects of strengthening human resources system security, improving risk control system and strengthening the company’s personnel building.
