In our country, with the establishment of socialist market economy, the financial risk is becoming increasingly prominent. Financial risk seriously affected the real estate development project market stability. In the environment of market economy, the real estate industry is facing a very complex change unpredictably, social and economic environment, real estate development enterprises to obtain real estate business activities required in all aspects of information, carry out the financial activities of enterprises is very uncertain, the results of financial activities will also appear risk and some randomness thus, real estate development enterprises to obtain income uncertainty, enterprises are likely to get high profits, may also suffer great losses, even bankruptcy. But in reality, identification, the risk management of China’s real estate industry, both in the subjective consciousness, or in the aspects of risk management and control, is far from enough.Therefore, the risk of real estate project development stage of management and control is very important.This paper mainly in real estate development projects as the premise and the foundation, starting from the definition of financial risk, system, completely discusses the theories of real estate development projects, summarizes the main function of the real estate development projects to control financial risks, through factor analysis of several factors, economic factors, for its capital market factors, policy factors, the financial risk factors, technical factors, natural factors affecting factors, the analytic hierarchy process to determine the weights, the comprehensive evaluation results, and ultimately determine the impact of dominant factors in real estate development projects to control financial risks that financial factors and financial risk factors, puts forward relevant countermeasures and suggestions. The business diversification, namely, decentralized financial risks; to establish and perfect the financial risk early warning mechanism; the establishment of financial control mechanism and perfect effective; strengthening the financial budget management of enterprises; innovation in financial risk management. Comprehensive evaluation of the research results, points out the problems existing in the research, and put forward the future research directions in this area.
