| With the development of economy and the country’s strong support of tourism, per capita discretionary income and time of national increasing, our country is entering the era of big leisure. And with the real estate market’s depression, the people rising demand of quality vacation, tourism real estate, which is developed based on different climatic conditions, has become a new direction of the real estate industry and developed in various provinces and cities. Especially in Chongqing, which summer has durative high temperature for a long time, be away for the summer holidays has become the people’s rigid demand, the government has introduced policies to develop summer leisure real estate. However, research about summer leisure real estate is less. Siting scientifically is the first premise for the successful development of summer leisure real estate. Study on the site selection of summer leisure real estate of Shizhu county, providing new ideas and methods for site selection of the summer leisure real estate and scientific reference for relevant industries and administrations, achieving economic, social and ecological benefits,while contributing to expand crossover study of GIS, tourism and other disciplines.Taking Shizhu county as the research object, based on DEM data, meteorological data, land use data, socio-economic statistical data and other multi-source data, integration of GIS technology and fuzzy synthetic evaluation method, study on site selection of summer leisure real estate of Shizhu county. Firstly, based on a comprehensive analysis of the influencing factors such as climate comfort, hydrological conditions, transportation accessibility, accessibility of tourism resources and other factors, constructing site selection of summer leisure real estate evaluation index system of Shizhu county;Secondly, taking GIS as operating platform, based on AHP-information entropy method of C# program to calculate the weight of evaluation factors, construct membership function of evaluation factors, make fuzzy synthetic evaluation and obtain composite evaluation results;Once again, analysis from multiple perspectives such as available development total amount, the relevant plan requirements, agglomeration degree of massif, basic conditions of development, to determine the appropriate siting groups.Reference wooden barrel theory, analysis maximum population size developed carrying capacity of each group;Finally, aim problems that may arise during summer leisure real estate development, put forward develop guarantee recommendations. The main conclusions of the paper are as follows:(1) Based on a comprehensive analysis of each influencing factor, constructing evaluation index system and obtain real estate site selection comprehensive evaluation results: the most suitable site selection area(103,256.95 hm2), moderate suitable site selection area(107,312.46 hm2), less suitable site selection area(55,299.05 hm2), unsuitable site selection area(35,382.53 hm2).It is clear that most area of Shizhu county are suitable for summer leisure real estate site selection.(2) In the most suitable and moderate suitable site selection area, taking into account geographical location, administrative divisions and other factors, to determine the suitable development groups as " one core multi-point" of the overall spatial layout structure. The total area of groups is 374.17 hectares, respectively Lengshui group(145.78 hm2), Fengmu group(63.57 hm2), Huangshui group(40.48 hm2), Yuchi group(124.34 hm2), involved townships including Huangshui town, Fengmu village, Lengshui town, Yuchi town and Shijia village.(3) From atmospheric environment, land resources, safety and comfort level research perspective, analysis the largest population development capacity of each group. It can be known that Lengshui group(3.21 ten thousand people), Fengmu group(1.38 ten thousand people), Huangshui group(0.90 ten thousand people), Yuchi group(2.80 ten thousand people). It can be seen that Lengshui group carrying the size of population is maxmum, Huangshui group carrying the size of population is minmum. In addition, obtaining that population capacity size of atmospheric environment is minimum, "environment" is a limit factor of the size of the population group carry capacity. In order to improve the quality of living, we should pay attention to environmental protection in real estate development process.(4) In order to promote the development of summer leisure real estate of Shizhu county, aim problems that may arise during summer leisure real estate development, we should speed up the construction of infrastructure facilities, determine the scale of development in scientific and reasonable way, strict protection of ecological environment, introduction of strength powerful real estate development enterprises and do a good job on propaganda and popularization. |
