Study On Site Selection Evaluation Method Of Mountain Tourism Real Estate Project

With the vigorous development of tourism real estate industry and the increasing specialization of subdivided categories,its strong dependence on site makes tourism real estate project development enterprises pay more and more attention to the rationality of project site.Compared with urban real estate projects or plain real estate projects,mountain tourism real estate projects have the characteristics of more prominent social impact,more severe economic pressure and more complex environmental ecology.However,the current site selection evaluation method used for mountain tourism real estate projects has the problems of insufficient consideration of the characteristics of mountain tourism real estate projects and too single evaluation angle,As a result,the utilization of resources is unreasonable,the construction and operation costs are increased,and the profitability is not ideal,which has seriously affected the economic benefits of mountain tourism real estate project development enterprises,and even caused damage to the natural environment.In order to solve the above problems,this thesis takes the site selection evaluation of mountain tourism real estate projects as the main research object.After researching the past status of site selection evaluation of real estate projects,this paper summarizes the characteristics of mountain tourism real estate projects,and determines the site selection evaluation index of mountain tourism real estate projects by using Delphi method through the comparison of existing site selection evaluation methods of real estate projects;Using analytic hierarchy process to determine the evaluation index weight of mountain tourism real estate project site;Through the relevant experts of the specific project,the evaluation indexes that need to be decided on the site selection are graded,and the comprehensive score is obtained by weighted calculation to judge the rationality of the site selection of the mountain tourism real estate project.At the end of the thesis,taking a mountain tourism real estate project as an example,the method is verified,and the countermeasures are put forward for the impact of the evaluation index with low score.The research results show that the site evaluation method of mountain tourism real estate project proposed in this paper can reflect the characteristics of mountain tourism real estate project in the determination of evaluation indicators,and evaluate the site from both qualitative and quantitative perspectives from the perspective of analysis,which helps to provide decision-making basis for the development of mountain tourism real estate project enterprises and protect the interests of enterprises related to site decision.
