Study On Countermeasure Of Cost Control Of Real Estate Development Project In The New Normal

In the new normal, Internet +" mode is rising, providing a new idea and method for traditional corporate for restructuring and upgrading and innovative development.Many industries embrace the "Internet +" mode actively, and accelerate the pace of innovation, achieved good results. As a pillar industry of the national economy, the real estate industry is facing a situation of investment growth rate decreasing, project development costs increasing,and profits falling. Real estate companies need to shift from investment-driven to innovation-driven development mode, and enhance internal management level, especially enhance the ability of control cost, ultimately to achieve full-service, high-quality, high efficiency, low cost of project development objectives.Based on these, this paper studied real estate development project cost control countermeasure in the new normal combining Y development project of a large real estate company, based on the "Internet +" mode and BIM technology. It mainly studied the following:(1)Studied the problems of cost control in real estate project development under the new normal by reading literature combining internship experience in the real estate business and field research; Dissertated the rapid development process of the "Internet+" mode through analyzing the policy in the last two years.(2)Studied on the cost control countermeasures at various stages based on the "Internet +" thinking, according to the problems of project development of real estate companies at all stages. In the investment decision-making stage, introduced BIM technology to accomplish the investment estimate scheme comparison and selection efficiently; In the design stage, based on the design documentation requirements,founded a BIM team with traditional design units to do collaborative design between the various subjects; In the tender stage, used BIM model to make bill of quantities andadd the BIM model into tender documents for more efficient tendering; In the construction stage, designed BIM construction information management system to achieve dynamic management on cost information efficiently; In the operation and maintenance stage, transformed the construction phase BIM model into operation and maintenance BIM model for product operation and maintenance management; Studied cost control measures under "Internet +" mode, in the development project financing,procurement, marketing and property management four areas.Finally,the Y development project of X real estate business as an example,analyzed the cost control countermeasures based on the "Internet +" thinking in the use of project development practice.This paper combining practical cases studied on the cost control countermeasures of real estate development based on the "Internet +" thinking, in order to provide a new way of thinking for real estate enterprise innovation and development, and improving the internal management level under the new normal.
