The political and economic reconstruction and the transformation of social life are bound to produce a corresponding space. Mainland China is experiencing the world’s largest and most complex development and transformation. Urban space is represented as large-scale extensional expansion with severe internal renewal, and the land reform has the most profound impact on it. With the reform and opening up, and the establishment of land use rights system, urban land has been freed from the long-term rigid way of transfer, and accepted the regulation of the market mechanism, so that the efficiency of land use better coincides with value; meanwhile, the space succession under the laws of the market has been completed. However, since land system is not perfect, the profitability of the land transfer system could not guarantee the social equity. On one hand, the general people’s daily living space has been constantly infringed; on the other hand, those elites are enjoying the growing rights and interests. Based on this background, this article selects the land system as the underlying factor to study urban renewal, and to explore the deeper meaning of the land system reconstruction through the comprehensive study of urban renewal regarding different land systems between the mainland and Taiwan, and to find the method to patches up the present land system hopefully.This paper is divided into three parts. The first part includes Chapter I and II. Through theoretical construction and research, it sets up a research framework of urban renewal based on the land system, and also reveals the profound impact that land system brings on urban space regarding time and space. The second part includes Chapters II and III, which clarifies the necessity for the comparative study of the mainland and Taiwan. Through the analysis of the differences between the two land systems and urban renewal characterization, as well as the combination with empirical contrastive analysis, this paper seeks to figure out an impact mechanism that the land system brings on urban renewal, so as to explain the reason why there are various problems during the period of transition urban redevelopment in mainland China. Finally, the third part, including Chapters Ⅴ and Ⅵ, goes back to the technical level, examines the defects of the existing institutional framework, and provides repair suggestions on land system with reference to advanced experience in various areas.
