Tianjin Ocean Scenery Residential Project Construction Quality Control Study

After20years, the real estate industry industrial system in China has beengradually improved. However, as an emerging industry, the problem which hidden inthe real estate industry have been exposed. In this paper, under the analysis of theactual conduct of Tianjin Ocean landscape projects in the real estate developmentprocess, we found that during the Ocean Landscape project development process, theless vague management process, the imperfect project plan, the lack of stage qualitycontrol point and so on, which increase the probability of occurrence of the projectquality problems. The quality of real state is directly related to the reputation of themanufacturer, the consumers of consumer safety and the quality of the nationaleconomy. To this end, combined the author’s own real estate management operationsas well as the understanding of the theoretical knowledge of the real estate projectquality management, this paper will use the ISO9000:2008quality managementsystem principles of process management, to re-build the quality management systemof real estate projects, especially the focus factor in different stage, in order toimprove the quality level of the project management.The first chapter is the introduction. Mainly introduce the background of thistopic, and analyze the problem of the real estate development quality management inChina. The second chapter is the theoretical basis of the real estate development andproject management. Firstly explain the connotation and characteristic of the realestate project, then discussed the real estate project management theory systematically,including the concept, main content, main ways, as well as the main mode, thendiscussed the real estate quality management theory systematically, including theconcept, main content, main ways, as well as the main mode, the theoretical basis forthis study. The third chapter is the standardization of the quality management of thereal estate projects, mainly analysis the establishment of the quality managementsystem of the real estate projects, especially the establishment of the ISO90000quality management system and optimization. The fourth chapter is theimplementation of the quality management of real estate development projects,mainly describes the control of the real estate project quality control as well as thequality of the construction phase. The fifth chapter is the analysis to the project of “Tianjin Ocean Landscape”. Firstly, overview the project management of “TianjinOcean Landscape”, then analysis the item from two aspects, such as project feasibility,the quality management, and the effect of quality management practices. In the lastchapter, mainly sort out the summary of this paper, and point out the shortcoming ofthis paper.The combining the theoretical knowledge of the real estate quality managementand the practice of the project, has an importance value, and hope this article canbenefit to the same industry enterprises scholars.
