| In recent years, the commercial real estate developed rapidly because of thedevelopment of national economy and macroeconomic regulation on the residentialprojects. However, during the fast development of commercial real estate, the effect ofcost management has not been better, especially in design stage. In this research, themain factors, influencing on the cost management of the design stage in commercialreal estate, were identified. And then, the main factors were further analyzed. At last,some proper suggestions were given to improve the cost management situation ofcommercial real estate.At first, based on the personality and commonality of commercial real estate,19theoretical factors were found by method of literature research and expert inquiry. Andthe questionnaire based on academic factors was implemented to discover theimportance of each factor. After that, questionnaires were analyzed by principalcomponent analysis (PCA) using SPSS19.0. Six main factors, including the designmethods of commercial real estate, the special requirements of commercial real estateon design, the design management of commercial real estate, the coditions on design ofcommercial real estate, the awareness on cost management in commercial real estate,and the lack of cost supervision from government.And then, four main factors which play the key roles, selected from the six factors,were analyzed by the methods of questionnaire and literature research to find that howthe cost management of commercial real estate in design stage is affected by thesefactors. At last, based on the analysis, five pieces of advice were proposed, for example,the estate enterprise change traditional consciousness, strengthen management,overcome technical problems, and train related technician, and the government providepolicy environment. At the same time, some further related research points were advisedin the study. The contribution of this research is to improve the cost managementsituation of commercial real estate in design stage at present, and also makes forenriching the academic field on the cost management situation of commercial real estatein design stage. |
