With the regulatory policies promulgated by government and the rapid process ofurbanization in the real property market in our country, the developers and localgovernments have turned to commercial real estate market, which stimulates the rapid riseof the commercial real estate. But due to commercial project, which owned the particularand complex aspects of development and construction, the real estate developers makedifferent levels of problems in the application of traditional development concept andmanagement mode. Therefore introducing the BIM technology will supervise the whole lifecycle of information during the development and construction of commercial projects. Itstrengthens the developer’s ability to share information and resources, greatly enhances theability of management and control the project cost effectively.This article introduces the building information model BIM technology which is themost popular in the construction field into commercial real estate development process,firstly this paper introduces the general situation of commercial projects, the present costmanagement situation and deficiency of commercial project, analysis the value of BIMtechnology application prospect in the cost control of commercial real estate.Then to thewhole life of commercial real estate information framework as mainline, which analysis thespecific cost control of decision-making, design, construction, operation stage ofcommercial project development, mainly focuses on the combination of value engineeringmethods in cost control process and BIM technology during decision phase and designphase.The using of BIM model provide powerful advantages such as quick quantitycalculation, visualization and4D simulations, which help to make effective project decisionduring the project planning and decision-making stage, using value engineering FAHP tocarry on the quota design allocation work in the preliminary design stage. Finally, combinedwith project examples, illustrates the feasibility and validity of BIM technology applied tothe cost control of value engineering in commercial project.
