In recent years,especially in the period of the "13th five-year plan",the state has made great efforts to carry out macroeconomic regulation.As an important area of economic development,the real estate industry bears the brunt of important attention,and real estate enterprises have become more and more rational about project market development.As the market competition intensifies and the cost of project construction increases,the operating profit of enterprises cannot meet the expectation,which brings a lot of pressure to the development of enterprises,and it is urgent to change the passive development situation of enterprises.In view of this,if real estate enterprises want to take the lead in the fierce market competition,win the initiative,create benefits,and achieve a healthy long-term development of the company,they must take strong measures to strengthen project cost management,and strictly control the cost of each stage of the project.The design stage is the primary source of the project implementation,which seriously affects the cost of the subsequent stage of the project,and even affects more than 70% of the cost of the whole project.Therefore,the design stage is the key stage of the real estate project cost management,for developers,we should pay attention to and strengthen the design stage cost management research.At present,real estate developers and design units are still not fully aware of the importance of project cost management in the design stage,do not have a deep understanding of the lack of systematic research,resulting in many projects are still unable to fundamentally achieve the cost management optimization in the design stage.In the design stage,the main task of cost management is to achieve a reasonable combination of technology and economy.Only in this way,can the project function be maximized and the cost management be optimized.In this context,it is of great practical significance to study the cost management in the design stage of A real estate project.Based on the basic theory of design phase cost management,cost management in A real estate project design phase of the status quo and existing problems,through the way of literature research and questionnaire survey to find the influence factors of cost management,using the analytic hierarchy process analysis to determine the key influence factors,by using the methods of value engineering and quota design to improve the design phase cost management,and put forward the safeguard measures in the process of project cost management in design stage,scientific and effective project cost control,to use the limited resources for the purpose of the project to create A higher value,can also be used to offer reference for other similar real estate projects.There are 11 figures,32 tables and 55 references in this paper.
