Research On Influence To Real Estate Project Cost Of Optima Management In Design Stage

Design stage is an important stage in the formation of real estate project cost.The composition of the final cost of the whole real estate project plays an important role.Strengthen the cost management in the design stage,it can effectively optimize the total cost of the project,so as to enhance the competitiveness of project development enterprises in the real estate market.This paper focuses on the cost management in the design stage.Make clear the key factors in this link at present,in summary,there are three points:The first is that designers can not clearly realize the key points of cost control;Second,designers lack of self-awareness of cost management;Third,designers do not have simple and effective communication channels to communicate with cost budget personnel.Then,from the perspective of technology and management,combined with the theory of quota design and value engineering,the paper proposes an improved method for cost control in the design stage.The method given in this paper from the technical point of view is according to the development process of design stage,define the key points of cost control in the design scheme stage,preliminary design stage and design construction drawing stage,make full use of floor area ratio and building density,reasonable design of floor height,balance earthwork,optimization of material consumption of reinforcement and concrete.Then make analysis,discussion and summary,as a guide to strengthen the control of cost management,in order to overcome the problem that designers can not define the key points of cost control.From the management point of view,this paper puts forward the following suggestions:improve the bidding system,set up a reasonable reward and punishment system,and set up a joint review team,in order to stimulate the independence and enthusiasm of designers in cost control,and build a convenient and effective communication channel for designers.Finally,the above methods and means are demonstrated by CQ project.After the research of cost management,carry out relevant cost management policies and means in the design stage of the project,build a more perfect system for cost control,ensure to achieve the purpose of strengthening cost management in the design stage.
